The process of building a modular, single-family home is nearly the same as traditional building including plans, engineering, and permitting. However, decisions on features and finishes are done up front rather than during the construction. This is due to many of the features of the home being completed or installed at the manufacturing facility rather than on the jobsite. Affinity Building Systems has a wide range of selections for items such as cabinetry, counters, trim, electrical, and plumbing fixtures. Other items, such as flooring, roofing, and appliances are completed on the jobsite.
The following flow chart will outline the process from pre-construction to completion:
Lot selection and evaluation – once a property is selected, determining the setback requirements, orientation of the house, and coverage allowance can be done. This step should be completed either before, or in conjunction with, floorplan selection. A survey with elevations and coverage allowance will be needed for both house selection and permitting.
Floorplan selection – Affinity has 100’s of floorplans to choose from, all of which can be modified to some extent. Keep in mind that significant changes with roofline, square footage, and/or windows/doors will extend the timeframe for plans and engineering.
Feature selection – all features that will be completed at the manufacturing facility are selected. Also, any items completed on the jobsite that can affect these features need to be determined, such as flooring type and width and appliance sizes.
Initial plans and revisions – Affinity will provide an initial floorplan to review room sizes and layout. After reviewing, all final floorplan changes are submitted for one final revision.
Engineering – Affinity provides in-house engineering for the house, including foundation.
Pricing – final pricing for the project can be determined after plans and engineering are completed as well as the lot evaluation.
Permitting – all development and building permits are submitted along with the engineered plans from Affinity.
Affinity submittal – in conjunction with permitting, the house structure is submitted with Affinity for production.
Foundation – the foundation (footings, pilings, etc.) is completed on the jobsite while the home is being produced by Affinity.
Delivery and setting – the house structure is delivered to the jobsite an set on the foundation.
Construction and completion – all onsite construction aspects for the home are completed, including mechanical connections, roofing, flooring, etc.
